Hudson Valley Home Sales

While the Hudson Valley traverses the Hudson River from New York City to Albany, I limit my real estate activities to the areas that I can service well - Putnam, and Dutchess Counties; and the eastern portions of Orange, and Ulster.

The Philipstown, and Putnam Valley sections of Putnam County are rather mountainous and remain extremely rural. This rather exclusive area has many distinguished homes; yet many of the roads serving these homes remain unpaved. The remaining Townships of Kent, Patterson, Southeast, and Carmel are far more developed, with a wide range of single family homes to match any life style.

Dutchess County is one of the fastest growing communities in New York State. In every community in Dutchess County you will find moderately priced capes, ranches, raised ranches, and two story colonials; as well as finely crafted, and distinguished, contemporary homes. There are also condos and town houses for the family that wants to down size, or purchase their first home. St. Francis and Vassar Brothers Hospitals are less than 30 minutes from any area in Dutchess County; and offer a complete range of medical services.

Superior schools, excellent shopping, a wide choice of cultural events close to home, and exceptional transportation facilities make Dutchess and Putnam Counties extremely popular with commuters. Most areas of Putnam County, and the lower portion of Dutchess, are less than 10 minutes from the major highways traversing the area. They are less than an hour from the airports in Purchase and Newburgh; and one, to one and a half hours, from lower Manhattan.

Orange County is also extremely popular, with only one drawback for commuters to New York City – the Tapanzee Bridge can be a bottleneck during the normal commuting hours.

Ulster County is developing at a slower pace than Dutchess, Putnam, or Orange. This is primarily due to its location. Ulster has many fine home, and is a great place to live if you don’t have to commute to Westchester or New York City. The homes are also a little less expensive than homes in the other areas.
